Kelowna's Best Gated Communities

Kelowna is one of Canada's best cities to retire in. With four distinct seasons there's always something to do to keep the active retiree occupied. When looking for a home to retire in there's many options for the 55+ buyers. From affordable mobiles to lavish homes, independent to assist living facilities or something in between you're sure to find the right home for you here.

Some of my favorite types of retirement residences are the 55+ age restricted gated communities. These homes are perfect for those that like the security of a gated complex and all the amenities and community spirit they have to offer or for those that like to take extended vacations and not have to worry about leaving their house unattended.

Below are some of my favorite complexes, in no particular order, although there are many other great complexes that I have not listed he
for those that enjoy all the amenities and community spirit that these complexes have to offer. Prices that I have listed are current prices from 2019.

 

Balmoral: Located in Kelowna South, Balmoral is close to shopping, restaurants, the hospital, beaches and pretty much everything you need. Prices range from $575,000 - $675,000.

Balmoral is one of the more highly sought after communities. There's a fantastic clubhouse in the complex which includes an indoor pool, exercise room, library, billiards, common room with a kitchen and is always having social activities such as cards, movie nights, potlucks and much more. There's also some great paved walking paths throughout the complex.

It has 250 homes in the complex and fairly low priced strata fees. They do allow pets, 2 cats or dogs up to 18" at the shoulders and there is RV parking available. Some homes in here are Leasehold so owners of the Leasehold properties do have an additional Lease payment on top of the monthly strata fees. Leases can be bought out in full however.

 

Sandstone: Located next to Balmoral, Sandstone is also centrally located with all amenities nearby. Prices range from the low $500,000's to the mid $500,000's typically although there have been a few sales in the $600,000 range.

A gorgeous community with many of the homes in the complex backing onto the fantastic water features in the complex. Sandstone also has a terrific clubhouse that has an indoor pool, outdoor heated pool, hot tub, billiards room, fitness room and a library with a fireplace as well as a large common area. 

There's 189 homes in this complex with decently priced strata fees. One cat or dog up to 15" at the shoulders is allowed. RV parking is available.

 

Mallards Landing: Located in the Lower Mission neighborhood of Kelowna, Mallards Landing is close to all amenities, beaches and the hospital. Mid to high $600,000 price range for these homes. Sales in here are few and far between as once people buy here they don't want to leave.

A smaller complex, with 49 homes, most of the homes here come with double garages which is a hard to find feature in many of these complexes. There's a nice clubhouse with an outdoor pool and hot tub, fitness room, pool table and bar. There's also 2 guest suites available for out of town company. 

Low strata fees, no RV parking and one dog up to 14" tall or one cat allowed.

 

The Lexington: Also in the Lower Mission area and close to the H2O rec centre, golfing and Mission Creek greenway. Homes have been selling from the $575,000 - $675,000 range.

A nice complex with some cool looking homes, this complex has 70 homes in total. Strata fees are a little higher than some complexes at about $400 per month. There is a nice clubhouse with an indoor pool, hot tub, gym and a very large common room where the residents have pot lucks, cards and social get togethers. The complex is close to the Mission Creek and some fantastic walking trails.

RV parking is available and one cat or dog up to 15" high at the shoulders is allowed. One final note on this complex is that unlike the others in this list this isn't a 55+ age restricted complex but a 40+ age restricted to own and any residents have to be 19+.

 

Sandpointe:Located in the Glenmore area. This complex has 179 homes and costs around $550,000 - $650,000. Close to shopping, dining golfing and most amenities but slightly farther from the hospital and beach than others on this list.

Sandpointe is a beautiful community with gorgeous water features throughout and some great walking paths. Strata fees are about $350 - $400 per month but the clubhouse is loaded with amenities and the grounds are wonderful. The club house features an indoor pool, outdoor pool, games room with billiards, gym and dance/community hall. 

RV parking is available and 2 pets up to 15" high are allowed. 

 

Sunrise Village: Located in Kelowna South and close to all amenities, the beach, hospital and the trendy Pandosy South area. The most affordable homes on this list ranging from $275,000 to $425,000.

Sunrise is somewhat different than the other communities in that it is a 45+ complex although the average age appears to be 65+. It is also a Leasehold community so there is a lease payment of about $500 per month for the owners. There's a nice clubhouse that has an out door pool, hot tub, gym room, library and a large meeting area. There's always something going on at the clubhouse; social activities, fitness classes and get togethers. There's a great feeling of community here.

RV parking is available and one pet up to 15" high is allowed.
