Due to the increasing popularity of the Okanagan—the region continues to welcome more homebuyers from Greater Vancouver and Alberta—Kelowna real estate is in very high demand. That said, there is a very diverse mix of homes for sale in Kelowna that will appease buyers of all demographics. Furthermore, new construction homes are popping up all the time on prime land to meet the demand.
At the high-end of the Kelowna real estate market, you'll find some absolutely stunning homes built in high elevation neighborhoods such as Upper Mission and Southeast Kelowna. Lot sizes of these homes can exceed five acres, while there's generally over 4,000 square feet of space. Constructed by some of the top home builders in BC, these houses come in a variety of traditional architectural styles, but what really makes Kelowna luxury real estate stand out is the views. The most prestigious homes are usually complemented by a fabulous view of an orchard or vineyard, or the crystal clear Okanagan Lake.
If you're looking for a townhouse or a newly built home, the Glenmore area is where you'll find many different upscale townhome developments and subdivisions that feature new construction homes with clean exteriors and modern interiors. There are many other neighborhoods in the northern part of Kelowna that have newly built homes due to land near forests and hiking trails that has recently been developed on. There's also parts of North Glenmore and the University District (home to UBC Okanagan) that are slated for additional development.
More established neighborhoods in Kelowna include the Lower Mission area, which includes homes near South Pandosy and Kelowna General Hospital, and the wide range of homes near Highway 33 in Rutland. You'll find everything from one- and two-storey single-family homes to townhomes to condos in both older and newer buildings. In Lower Mission, you can even find waterfront homes near Gyro Beach or Rotary Beach Park. The close proximity to a variety of shops and restaurants in both neighborhoods is also a big advantage. Of course, Downtown Kelowna is where you'll find a high concentration of modern condo buildings. However, the City of Kelowna has made a conscious effort to create a healthy balance between residential and commercial development in the downtown core, preserving the unique businesses that continue to attract residents and tourists alike. Living in Kelowna
As we've eluded to already, a huge part of the Kelowna lifestyle involves taking advantage of arguably the most beautiful lake in the country. Okanagan Lake is conducive to all types of water sports, from water skiing and wakeboarding to jet skiing and paddle boarding. Those who would rather stay on the beach have lots of choices, including City Park and Waterfront Park in the downtown area, Gyro Beach and Rotary Park Beach further south, and plenty of smaller beaches in between. Single, couples, and families of all ages flock to the beach throughout the summer months when the weather is hot, dry, and ideal to soak up the sun.
Golf and hiking are the other prominent summer activities throughout the Okanagan, especially in Kelowna. The most well-known hiking spot within the city is Knox Mountain Park (just north of downtown), with a number of trails that range in steepness. At the top of the mountain is where you'll experience a fantastic view of the entire city, but you can also hike around the side of the mountain to a small beach that is popular among dog owners. The majority of golf courses in Kelowna are located in East Kelowna, with The Harvest Golf Club, Tower Ranch, and Gallagher's Canyon among the most popular.
In the winter time, those who enjoy skiing and snowboarding can drive just 30 minutes along Highway 33 and then turn off to reach Big White Ski Resort. This is one of the top rated ski resorts in Canada, with the beauty of the fresh Okanagan Champagne powder matched only by the lovely village that features plenty of shopping and dining options.
The restaurant and bar scene in Kelowna thrives year round. Restaurants along Pandosy Street (just south of downtown) such as Hector's Casa (Mexican), Zabb Thai Restaurant, and the Mission Tap House are all good choices. There's also a wide selection of great establishments in the strip malls throughout Rutland and Glenmore, not to mention the hidden gems up in the hills of East Kelowna.
Right in the heart of the downtown area, you'll find that Kelly O'Bryan's (pub style), Bai Tong (Thai), and the Bohemian Cafe (breakfast) are always busy. All of those establishments are located on Bernard Avenue, but there are many other options just off Kelowna's main downtown street as well.
